5 Acoustic Mistakes SA Builders Make (And How to Avoid Them)
In the fast-paced world of South African construction, where timelines are tight and budgets are scrutinised to the last cent, acoustics often fall into the category of “we’ll deal with that later.” It is a dangerous gamble.
We have all walked into a newly finished open-plan office in Sandton that sounds like a canteen, or a luxury apartment in Cape Town where you can hear the neighbour’s HVAC system humming through the walls. For contractors and project managers, these aren’t just annoyances; they are liability magnets.

1. The “Afterthought” Syndrome
The Mistake: Treating acoustics as a finishing touch, like paint or carpeting.
The Reality: Acoustic control is structural and mechanical. By the time the wall is painted and the ceiling grid is up, your opportunity to install cost-effective sound attenuation is gone.
The Fix: Include acoustics in the initial feasibility and design stage. If you are installing a generator for power cuts (a standard requirement now), plan the acoustic enclosure and intake/discharge attenuators before you pour the plinth.
2. Ignoring Flanking Paths (The “Water” Analogy)
The Mistake: Installing a high-spec acoustic wall but ignoring the gaps around it.
The Reality: Sound behaves like water; it will find the path of least resistance. You can build a 50dB-rated wall, but if there is a gap around a duct, a socket box back-to-back with another, or a continuous ceiling void above the partition, sound will travel over or around the barrier. This is known as “flanking transmission.”
The Fix: Seal the perimeter. Use cross-talk attenuators in ventilation ducts that bridge two rooms. Ensure partition walls extend all the way to the structural slab, not just to the suspended ceiling.
3. The HVAC and Generator Oversight
The Mistake: Placing mechanical plant equipment near sensitive areas without calculation.
The Reality: With South Africa’s climate, HVAC is non-negotiable. With our power grid, generators are ubiquitous. Placing an air handling unit (AHU) or a diesel generator next to a boardroom or bedroom without calculating the noise breakout is a recipe for disaster. Standard louvres are rarely enough to stop mechanical roar.
The Fix: Don’t guess the decibels. Use engineered sound attenuators for air intakes and exhausts. Modern attenuators are designed to kill noise without choking the airflow (static pressure), ensuring your equipment doesn’t overheat while keeping the peace.
4. Confusing “Absorption” with “Isolation”
The Mistake: Thinking that gluing foam panels to a wall will stop sound entering from the street.
The Reality: There is a difference between sound absorption (stopping echo inside a room) and sound isolation (stopping noise entering/leaving a room). Soft materials absorb echo; heavy, dense materials block noise.
The Fix: If you need to stop traffic noise or plant room vibration, you need mass and decoupling (isolation). If you need to fix a noisy restaurant, you need absorption. Don’t use lightweight thermal insulation when you need acoustic mass.
5. Disregarding SANS 10400-O Compliance
The Mistake: Assuming “it sounds quiet enough” is the standard.
The Reality: South Africa has specific regulations (SANS 10400 Part O) regarding noise control. Failing to meet these standards can lead to failed inspections, Occupational Health and Safety (OHS) violations, and legal claims from tenants.
The Fix: Know the code. For example, open-plan offices and educational spaces have strict reverberation and ambient noise limits. Treat compliance as a box that must be ticked early, not a guideline to be ignored.
The Contractor’s “Cut-Out-and-Keep” Checklist
Before you sign off on your next phase, run through this quick 6-point check:
- The Generator: Is the backup power situated away from sensitive zones? If not, have attenuators been specified for the airflow?
- The Ducts: Do HVAC ducts run between private offices? If yes, are cross-talk attenuators installed to stop voices carrying through the pipes?
- The Seals: Are there visible gaps around pipes or ducts passing through walls? If you can see light, sound can get through. Seal it.
- The Doors: A heavy acoustic wall is useless with a hollow-core door. check the door seals and core density.
- The Vibrations: Is mechanical equipment (pumps/fans) hard-mounted to the slab? They should be on spring or rubber vibration isolators.
- The Expert: When in doubt, have you asked an acoustic specialist?
